THE INFLUENCE OF MANAGEMENT PROCESS ON ORGANIZATIONAL EFFECTIVENESS: A CASE STUDY OF PHATRA HOUSE AND PROPERTY PUBLIC COMPANY LIMITED

This research aimed to investigate: 1) the POSDCORB management process, 2) organizational effectiveness, and 3) the influence of the POSDCORB management process on organizational effectiveness, using Phatra House and Property Public Company Limited as a case study. Employing a quantitative research methodology, the study surveyed a sample of 200 employees, calculated from a population of 396. Data were collected via a questionnaire using convenience sampling. Statistical analysis included percentages, means, standard deviations, and multiple regression analysis for hypothesis testing.
The findings revealed that: 1) The POSDCORB management process within Phatra House and Property Public Company Limited was perceived by participants as highly important, particularly the elements of Directing, Reporting, and Staffing. 2) Organizational effectiveness was also rated at a high level, reflected in organizational adaptability, goal achievement, quality of work, and personnel satisfaction. 3) The overall POSDCORB process demonstrated a significant positive influence on organizational effectiveness (p < .05). Notably, the regression analysis indicated that Planning, Organizing, and Budgeting were particularly influential elements impacting organizational effectiveness at a statistically significant level.
These results highlight a noteworthy gap between the perceived daily importance of certain POSDCORB elements (Directing, Reporting, Staffing) and the statistically significant influence of others (Planning, Organizing, Budgeting) on overall organizational effectiveness. This suggests that while daily operational management functions are recognized as crucial, foundational strategic processes like planning, structuring the organization, and budgeting may be stronger drivers of effectiveness in this context. Therefore, effective management should balance attention to daily operations with a robust focus on these strategic and structural foundations, alongside cultivating the identified organizational strengths in quality and adaptability.
